WHAT THE LOAN PROCESS LOOKS LIKE
Our mortgage loan process combines cutting-edge technology and the latest loan tools to process your home financing quickly and efficiently. It’s a stress-free process that comes with seamless communication and 100% transparency, so you’re always kept in the loop on the status of your loan.
These are the six steps we’ll take:
Step 1: You Talk, We Listen
We’ll meet and have a chat so we can learn about your financing needs, credit history, and expectations and explain what your available loan options are based on your situation. Then our team will help guide you in choosing the right mortgage and terms that fit your needs.
Step 2: Pre-Qualification and Approval
We move full speed ahead in preparing your application. This includes gathering as much information as possible upfront. We’ll then let you know what additional documents are needed, including tax returns, pay stubs, bank statements, and employment history.
If you’re buying a home, we’ve got a variety of tools that can help you make the strongest offer, like the APM TBD underwritten approval, our SecureLock™ program, and the Keys on Time™ guarantee.
Step 3: Appraisal and Underwriting
An appraisal is ordered once a property is identified. There are different appraisal requirements based on property type and financing terms—and we’ll walk you through this process. Our team handles the ordering of the appraisal report and collects any remaining documentation needed from you to submit your file to underwriting.
The underwriting process takes a deeper look at the information you’ve provided and the information about the property and will address any matters that need further clarification or documentation.
Step 4: Outstanding Documents Submitted for Closing
We will work to collect any additional documentation required by underwriting, as well as the third-party paperwork ordered on your behalf. Your whole package is then submitted to the underwriter for the “clear to close” on your loan.
Step 5: Underwriter Sign-Off
The underwriter reviews your loan, confirms that you have met all the conditions, and signs off on final approval. Your loan is now ready to close!
Step 6: Closing
Congratulations! Your closing is scheduled, your final paperwork is gathered, and you’ll get a final confirmation of the total funds needed for closing and a date to sign your final paperwork. Funding happens shortly after this time—for purchase transactions it’s usually one to two business days, and for refinancing transactions, three business days.
